Upon entering the villa you will immediately notice the elegantly furnished open plan living area featuring a dining area, two seating areas with leather sofas, fireplace, Satellite TV, DVD player, and a state of the art music system. The modern fully equipped kitchen features Bosch and Miele appliances, and a breakfast bar with 4 stools separates the living area from the kitchen.
A study with desk, printer and scanner, and a guest cloakroom are also located on the ground floor.
From the living area a sweeping marble staircase leads up to the first floor where you will find the first 3 bedrooms of this spectacular villa; the master double bedroom with en-suite bathroom and walk-in shower, a double bedroom with en-suite bathroom and a further double bedroom with en-suite shower room. All 3 bedrooms have private balconies with views of the coastline and surrounding countryside. The master bedroom also offers separate access via stairs leading down to the terrace and swimming pool area.
Moving down to the lower ground floor you will find a double bedroom with en-suite shower room and a kitchenette. A separate entrance from this bedroom leads to the outside area and together with stairs from that area lead you to the swimming pool and terrace area. The final bedroom of the villa is located on this floor with twin bunk beds (double bed with a single bed on top) and en-suite shower.
Completing the lower ground floor, you will find the laundry room and a sauna for guests to relax and unwind.

There is also a large flat screen TV with an android box for international channels and wireless internet for your entertainment. Large glass patio doors open out onto the outdoor furnished terrace area, where you can relax and enjoy the beautiful views of the swimming pool and the Mediterranean Sea.
The adjacent kitchen is crafted with solid maple wood and is fully equipped with an oven, toaster, kettle, coffee maker, double fridge/freezer, four ring electric hobs, dishwasher, microwave and washing machine. Additionally, there is another dining table with six chairs. Patio doors lead onto the veranda.
To complete the ground floor, there is a double bedroom with a king size bed and a flat screen tv. A double sofa bed is located in this bedroom and is available upon request.
There is also a guest WC located on the ground floor.
Stairs lead to the first floor, where three bedrooms are located. The first bedroom offers a double bed, bedside cabinets with matching lamps, built-in wardrobes and a private balcony, which overlooks the gardens at the entrance of the villa and mountains in the distance. Also, this bedroom has the luxury of an en-suite bathroom with a single vanity unit, a bath and a toilet.
The second bedroom features twin beds, a bedside cabinet, built-in wardrobes and an en-suite shower room with a single vanity unit, a shower cubicle and a toilet. The bedroom is decorated in neutral tones, and roller blinds complement the windows.
The master bedroom features a double bed, bedside cabinets, mirror with shelf, built-in wardrobes and two armchairs. This room also has the luxury of a full en-suite bathroom and a private balcony which offers stunning views overlooking the swimming pool terrace and the Mediterranean Sea. Another set of patio doors give you direct access to the private lower terrace and the upstairs roof terrace.

The large pergola covered patio area features a dining table with six chairs for those who prefer to dine outside, or simply relax and enjoy their breakfast by the swimming pool. There is an additional lovely covered area featuring a granite bar counter, cupboards and a sink. The beautifully furnished terrace together with the barbecue facilities creates the ideal environment for al fresco dining.
Outdoor steps lead you up to a roof terrace, which offers breathtaking views over the Mediterranean Sea.
The villa offers private parking which is accessed through the electric gated entrance.
Furthermore, a wedding event (ceremony and/or reception) can be held at Villa 491652. A wedding ceremony and reception for up to 50 guests is accepted (ask for further details).
Kathikas is a village full of life, energy and hospitality but still retains an old-world character with its stone houses and the traditional way of life is much in evidence. The focal point of the village is the square where the main church “Panayia Evangelistria” with its beautiful murals is located. Surrounding the square are coffee shops and tavernas.
The mountain village of Kathikas is reasonably well-known in the region due to the fact that Kathikas is one of the wine-growing centres in this area. Wine has been produced here for a long time, but now the winery is using the most modern production methods: in the cellar, the required temperature is maintained all year round creating ideal conditions for the ageing process.
Sterna Winery is an open-air museum of sorts, overlooking 50 hectares of vineyards offering an old traditional cellar for wine storage and a small winery. In Kathikas there is still one of the most famous and popular wineries of Cyprus – Vasilikon Winery.
Just because you prefer to stay inland does not mean you have to miss out on the beach experience. Coral Bay approximately 15 kilometres away is the well-known beach resort for the Paphos district. This family-oriented area has become a lively resort with plenty to offer in terms of amenities, activities and beaches.
The coastal resorts of Polis and Latchi are both within a 20-minute drive of the village, and both feature coarse sand and shingle beaches with sun beds and umbrellas for hire and restaurants/snack bars providing refreshments.
The town of Paphos with its World Heritage Sites, modern shopping facilities, Water Park, Paphos Zoo and attractive harbour area is within a 35-minute drive.
There are four golf courses; Minthis Hills Golf Club, Secret Valley Golf Course, Aphrodite Hills Golf Course and Elea Golf Course all within approximately a 20 to 45-minute drive.
